A non-resident can open a US bank account, and you will need one to own rental property — to receive rent, pay tax, insurance and HOA, and to service a loan. The practical obstacle is rarely the law. It is that policy varies by bank and, more than people expect, by individual branch. The method that works is not choosing the right bank. It is calling the right branch first.
What the rules actually require
US banks verify identity under Customer Identification Program rules. Those rules accept a foreign passport number as an identifying document — a Social Security Number is not a federal requirement for opening an account.
Banks may, and do, impose stricter internal policies on top of that. A common one is requiring a US street address, which is a real obstacle for someone who does not yet own anything in the country.
Why we are not giving you a bank-by-bank table
Because the published guidance contradicts itself. One guide states a major bank requires an ITIN; another states the same bank does not. A third describes a bank as accustomed to opening accounts for non-residents without an SSN or ITIN, while another says that bank requires both plus a branch visit.
Most of these sources are published by companies that sell banking or ITIN services. Policies also change without announcement. A table here would be wrong within months and you would act on it.
The one broadly neutral source we found reports that several large banks accept an ITIN in place of an SSN when the account is opened at a branch. That is the shape of it: possible, in person, with documentation that varies.
Call the specific branch before you travel. Branches in international cities and near major airports open non-resident accounts routinely; branches elsewhere may almost never do it and will tell you so. Ask exactly which documents they want and get the name of the person you spoke to.
In person is still the default
For a personal account at a traditional US bank, an in-person branch visit remains the norm for non-residents. Plan it into a trip rather than expecting to complete it remotely.
If the purchase will be held through a US LLC, the account requirements differ again — entity documents, the operating agreement and an EIN generally come into it, and the bank will want to see the structure.
Where the ITIN fits
An ITIN is a tax identification number for people without an SSN, obtained from the IRS on Form W-7. It is not strictly required to open every account, but it is commonly needed for interest-bearing accounts, and you will need it anyway to report rental income and for the eventual sale.
Processing is the constraint. Reported times in 2026 run roughly nine to eleven weeks depending on volume. If your purchase timeline depends on having one, start it early — this is the step most likely to delay everything behind it.
Fintech alternatives, and their limits
Several fintech providers open accounts without an SSN and without a US address, and can be set up remotely. They are useful for holding and moving dollars.
Whether one satisfies a mortgage lender, a property manager or an HOA is a separate question, and the answer is not always yes. Confirm with your lender before assuming a fintech account will serve as the property's operating account.
Why the account matters more than it looks
Rent has to land somewhere. Property tax, insurance premiums, HOA dues and any CDD assessment have to be paid from somewhere. A DSCR lender will want to see the property's cash flow moving through a US account. Trying to run a US rental from a foreign account alone creates friction at every one of those points.
It is a logistical step, not a strategic one — but it sits on the critical path, and it is the one most often left until last.
