By accessing or using the Buldora platform, you agree to be bound by these Terms of Use in their entirety. If you do not accept these terms, you may not access or use our platform in any capacity.

1. Acceptance of Terms
By accessing buldorainvest.com or any associated domain, submitting any form, engaging any feature, or creating an account, you irrevocably agree to be bound by these Terms of Use, our Privacy Policy, and any applicable supplemental policies. This agreement is effective upon first access.
These terms apply to all users including investors, visitors, registered brokers, partner agents, and property advertisers, regardless of country of residence or method of access. If you do not agree, you must immediately cease all use of the platform.
Continued use of the platform after any revision to these terms constitutes unconditional acceptance of the revised version.
2. Electronic Consent and Form Submissions
Every form on the Buldora platform requires the user to actively check a consent box before submission is permitted. The act of checking this box and submitting a form constitutes a legally binding electronic agreement to these Terms of Use and our Privacy Policy.
For each form submission, Buldora records and retains: full name, email address, phone number, IP address, submission timestamp, page URL, language used, form type, and explicit consent status. This record constitutes legally admissible evidence of informed consent.
You may not submit false information, use automated tools to submit forms, or misrepresent your identity, capacity, or investment qualifications. Any such conduct may result in immediate account suspension and may be reported to relevant authorities.
3. Platform Role and Scope of Service
Buldora Development LLC operates an international real estate marketing, distribution, and lead-generation platform. Buldora connects investors with curated opportunities submitted by licensed brokers, agents, developers, and property owners.
Buldora is not a licensed real estate broker, mortgage lender, investment advisor, attorney, tax professional, or escrow agent unless explicitly and expressly stated in a separate written agreement. Buldora is not a party to any real estate transaction facilitated through this platform.
Buldora does not own the majority of properties listed on this platform, does not represent either buyer or seller in most transactions, and does not act as broker of record unless expressly designated in writing. All negotiations and contractual relationships are conducted directly between users and the responsible licensed advertiser.
Nothing on this platform constitutes a binding offer, commitment, reservation, or contractual obligation of any kind. No representation made by Buldora or any advertiser on this platform shall be deemed a warranty.
4. Listing Responsibility and Advertiser Obligations
All property information published on this platform, including descriptions, pricing, availability, renderings, floor plans, legal status, permitting, zoning, projected returns, delivery timelines, and associated documentation, is the sole and exclusive responsibility of the advertiser who submitted the listing.
Buldora performs commercial and editorial curation of listings but does not certify, underwrite, or legally verify the accuracy, legality, ownership, title status, or regulatory compliance of any property or development project listed on the platform.
Advertisers who submit listings to Buldora warrant that they are duly licensed, legally authorized to market the subject property, and that all information submitted is accurate, truthful, and compliant with applicable laws in the jurisdiction where the property is located.
Buldora reserves the absolute right to remove, suspend, or refuse any listing at any time and for any reason, including but not limited to inaccurate information, unverified authorization, platform policy violations, regulatory concerns, or reputational risk, without notice and without liability to the advertiser.
5. No Guarantees
Buldora makes no guarantee of any kind with respect to any property, project, or investment opportunity listed on this platform. This includes, without limitation, no guarantee regarding: construction completion, delivery dates, occupancy timelines, permitting approvals, title clearance, financing availability, projected rental income, capital appreciation, return on investment, tax treatment, exchange rate outcomes, or any other financial or legal outcome.
Real estate investment involves material risk, including the possible loss of all invested capital. Past performance of any project, market, or asset class referenced on this platform is not indicative of future results. Nothing on this platform constitutes financial, legal, tax, or investment advice.
Buldora does not guarantee that any property listed will remain available, that advertised pricing will be honored, or that any transaction will close. You are solely responsible for conducting your own due diligence before engaging with any listing or advertiser.
6. User Due Diligence Obligation
Prior to making any investment decision or entering into any agreement based on information found on this platform, you are solely and exclusively responsible for independently verifying all material facts through qualified licensed professionals.
This includes, without limitation: retention of a licensed real estate attorney, certified public accountant or tax advisor, independent property inspector, licensed title company or escrow agent, and any other professional appropriate to the jurisdiction and nature of the transaction.
Buldora expressly disclaims any liability for investment decisions made based on information sourced from this platform without independent professional verification. The presence of a property on this platform does not constitute an endorsement, recommendation, or validation of its suitability for any purpose.
7. Lead Sharing and External Contact
When you submit a form, inquiry, or contact request on this platform, your information may be transmitted directly to the licensed agent, broker, or developer responsible for the listing you are inquiring about. By submitting any form, you expressly consent to this transmission.
Buldora may also receive and process your inquiry for its own lead management, follow-up, and platform improvement purposes. Buldora may contact you via email, phone, or WhatsApp in connection with your inquiry.
You may opt out of communications from Buldora at any time by contacting privacy@buldorainvest.com. Opting out from Buldora communications does not affect communications initiated directly by a listing advertiser.
8. Right to Suspend Accounts and Remove Listings
Buldora reserves the absolute, unilateral, and discretionary right to suspend, restrict, or permanently terminate any user account, broker profile, or advertiser listing at any time, with or without prior notice, for any reason Buldora deems sufficient.
Grounds for suspension include but are not limited to: submission of false or misleading information, breach of these Terms of Use, unauthorized use of the platform, receipt of complaints from other users, violation of applicable laws, reputational risk to the platform, or inactivity.
Suspended users forfeit all access to their account data, listings, and leads without right of recourse unless otherwise required by applicable law. Subscription fees paid prior to suspension are non-refundable except as required by applicable consumer protection laws.
9. Limitation of Liability
To the maximum extent permitted by applicable law, Buldora Development LLC, its officers, directors, employees, affiliates, agents, and licensors shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages of any kind, including but not limited to: loss of profits, loss of data, loss of investment, property delivery failures, construction disputes, title defects, fraud by third parties, regulatory changes, or force majeure events.
Buldora's total aggregate liability to any user or third party for any claim arising out of or related to these Terms of Use, the platform, or any transaction facilitated through the platform shall not exceed the greater of: (a) the total fees actually paid by the claimant to Buldora in the three calendar months preceding the event giving rise to the claim, or (b) USD $100.
Users who access this platform at no cost and have paid no subscription fees to Buldora acknowledge that Buldora's maximum liability to such users is zero. This limitation reflects the commercial arrangement between the parties and is a fundamental basis of these terms.
10. Arbitration and Governing Law
These Terms of Use are governed exclusively by the laws of the State of Florida, United States of America, without regard to conflicts of law principles. Any dispute, claim, or controversy arising out of or relating to these terms, the platform, or any transaction facilitated through the platform shall be resolved exclusively through binding arbitration under the rules of the American Arbitration Association (AAA), conducted in English, in Orange County, Florida.
You waive any right to participate in a class action lawsuit or class-wide arbitration against Buldora. All claims must be brought in your individual capacity only.
For users located in Brazil, European Union member states, or other jurisdictions with mandatory consumer protection laws, local mandatory provisions shall apply to the extent required by law, without otherwise affecting the application of Florida law and Orange County jurisdiction.
11. International Users
Buldora operates from the United States and this platform is governed by United States law. By accessing this platform from any country, you consent to the processing of your data in the United States and to the application of United States law to your use of the platform.
You are solely responsible for ensuring that your use of this platform complies with all laws applicable in your country of residence or access, including real estate investment regulations, foreign exchange controls, anti-money laundering requirements, and data privacy laws such as LGPD (Brazil), GDPR (European Union), or any other applicable regime.
Buldora makes no representation that the content of this platform is appropriate, legal, or available for use in any specific jurisdiction outside the United States.
12. Indemnification
You agree to fully indemnify, defend, and hold harmless Buldora Development LLC, its officers, directors, employees, partners, and agents from and against any and all claims, liabilities, damages, losses, penalties, costs, and expenses (including reasonable attorneys fees) arising out of or related to: (a) your use of the platform; (b) your breach of these Terms of Use; (c) any listing, content, or information you submit to the platform; (d) your violation of any applicable law or the rights of any third party; or (e) any misrepresentation made by you to Buldora or to any other user.
This indemnification obligation survives termination of your account and applies to any claim brought by any party including regulatory authorities, third-party investors, buyers, sellers, or other platform users.

These Terms of Use were last revised in April 2026. Continued use of the platform after any revision constitutes acceptance of the updated terms. Buldora reserves the right to modify these terms at any time without prior notice.
