A week-by-week, 90-day plan to go from decision to closing on your first U.S. rental — remotely, as a foreign national, without a Social Security number.

An organized international buyer can go from decision to closing on a first U.S. investment property in about 90 days by sequencing the work correctly: set up structure and financing first, then select the market and property, then close and hand off to management. Most delays come from doing these steps out of order.

Days 1–30: Build the Foundation Before You Shop

The most common mistake is finding a property first and scrambling for structure and financing afterward. Reverse it. In the first month:

  • Choose your ownership structure. Many investors hold U.S. property in an LLC for liability isolation and estate flexibility.
  • Start your ITIN application. The Individual Taxpayer Identification Number (Form W-7) can take several weeks, so begin early.
  • Get pre-qualified for financing. DSCR and foreign-national loans qualify you on the property's income and your assets, not U.S. residency. See the DSCR loans for foreign nationals guide.
  • Open the banking rails. Set up the accounts you will use to fund the purchase and receive rent.

Days 31–60: Select Market and Property on Fundamentals

With structure and financing ready, you shop from a position of strength.

  • Pick markets by fundamentals, not headlines. Population growth, job diversity, and rental demand matter more than brand-name cities.
  • Underwrite every deal the same way. Use consistent metrics — cap rate, cash-on-cash, and realistic expense assumptions.
  • Decide new construction vs. resale. New builds in master-planned communities often reduce maintenance and vacancy.
  • Make an offer with financing in hand. Pre-qualification makes your offer credible and faster to close.

Days 61–90: Close Remotely and Hand Off Operations

  • Complete due diligence: inspection, title search and title insurance.
  • Close with power of attorney so you never have to travel — documents are handled electronically and via your representative.
  • Engage property management for tenant placement, rent collection and maintenance, so the asset runs without you.
  • Set up reporting so you can monitor performance from anywhere.

What Should You Have Ready Before Day 1?

Proof of funds, identification, and clarity on how much long-term capital you intend to dollarize. If you are still weighing the currency case, start with protecting savings from currency devaluation.

Frequently Asked Questions

Do I need to visit the U.S. to close?

No. Remote closing via power of attorney is standard for international buyers.

Do I need an ITIN before I can buy?

You can begin the process in parallel, but you will need it for tax reporting and financing, so start it early.

How involved will I be after closing?

With professional management, minimally — you review reports and approve major decisions while the team handles operations.
