2. Mortgage and lien information

Provide your current mortgage lender and loan details so the closing agent can request an official payoff. Include any second mortgage or HELOC. If there are other liens (contractor, tax), disclose them so they can be cleared at closing.

3. HOA or condo documents

If your home is in a homeowners association or condo, the buyer and closing agent will need association contact information and an estoppel letter showing dues and any balances. Have your governing documents and recent statements handy.

4. Disclosures and property records

Florida sellers must disclose known material defects that affect value. A completed seller's disclosure, plus records of major repairs, roof age, permits, and any transferable warranties (roof, HVAC, termite bond), help buyers and reduce back-and-forth. A recent survey, if you have one, is useful too.

5. What your closing agent handles

You do not gather everything yourself. The title company or attorney orders the title search, payoff statements, and HOA estoppel, and prepares the closing documents you will sign.
